Sanction Checks

“In accordance with the UK financial sanctions regulations and the Sanctions and Anti-Money Laundering Act 2018, we are required to conduct sanctions checks on all clients, including landlords, tenants, buyers, and sellers. This involves screening individuals and entities against the UK Consolidated List of designated persons maintained by the Office of Financial Sanctions Implementation (OFSI).

If a match is found or suspected, we are legally obligated to report the matter to OFSI and may be required to freeze assets or suspend transactions. By proceeding with our services, you confirm that you are not a designated person under UK financial sanctions and consent to these checks being carried out.”

Anti Money laundering

As an estate agency regulated under the Money Laundering Regulations, we are legally required to carry out due diligence checks on all parties involved in property transactions. This includes verifying the identity of buyers, sellers, landlords, and tenants, as well as the source of funds where applicable.

We may ask you to provide:

  • Valid photographic ID (e.g. passport or driving licence)
  • Proof of address (e.g. utility bill or bank statement)
  • Evidence of the source of funds used in the transaction (e.g. bank statements, savings, inheritance documents, etc.)

These checks are a legal requirement and are in place to help prevent money laundering, terrorist financing, and fraudulent transactions.
